Basic Qualification for a Habitat Home

Please go over this information carefully to determine if you meet the basic qualification for the Habitat Homeownership program.

You Must demonstrate a Need

  • Substandard housing: Living in a home that is structurally unsafe, has leaking roofs, broken plumbing, faulty wiring, or other major repair issues?

  • Overcrowding: Too many family members share too few bedrooms, or multiple families living in one space.

  • Cost burden: Paying more than 43% of household income on housing costs (rent plus utilities).

  • Unsafe environment: Living in a neighborhood with unsafe conditions, high crime rates, or environmental hazards.

  • Unstable housing: Facing frequent moves, temporary housing, or risk of eviction.

  • Inaccessible housing: Home does not meet the needs of household members with disabilities, mobility challenges, or chronic health issues.

  • Poor heating/cooling: Inadequate or no heat, air conditioning, or insulation, making the home unhealthy or unlivable.

  • Overpayment for quality: Paying high rent for housing that is still in poor condition.

  • Lack of ownership access: Unable to obtain conventional bank financing due to income level, credit history, or lack of down payment.

You Must Meet Income Guidelines

Your total household yearly income must meet the limits given for the number of family members listed:

You Must Be Willing to Partner

Partnering includes providing "sweat equity" by helping with construction activities, volunteering at other local non-profits, and attending required homebuyer education classes or online courses.

Additional Factors

  • You must be a legal resident of the United States.

  • Your credit score must be 640 or higher for (THDA Great Choice Home Loan) to assure credit worthiness.

  • You must pass a criminal and sex-offender background check.

  • Your present home must show a concern for cleanliness which will indicate your willingness to maintain a Habitat home.

  • You must have at least $1,500 for your down payment, closing costs, and utility hookup fees at the closing of your new home.
